Kirkwood Builders of Arizona is a licensed general contractor working in Sedona and the Verde Valley. We build custom homes, we remodel existing ones, we take on commercial work, and we do not turn down small jobs.


The company is a family business. Steve Adams founded it and has been building in this area since 1983. His son Casey grew up working alongside him, left for college, and returned to the company full time in 2013. Steve remains actively involved in the business; Casey manages day-to-day operations.

Most of what we build is residential and most of it is close to home. Being a smaller outfit means the person who quotes your project is the person who runs it — you are not handed off to a project manager you have never met once the contract is signed.

What we build

New construction

  • Custom homes — new residential construction, built to your plans or developed with your architect.
  • Garages, shops and outbuildings — detached structures, whether they match the house or serve a working purpose.

Remodeling and renovation

  • Whole-home remodels — full renovations, including homes taken back to the framing.
  • Kitchens and bathrooms — the two rooms most often worth doing properly rather than cheaply.
  • Additions — adding square footage to an existing home, tied into the original structure so it does not read as an afterthought.
  • Doors and windows — replacement and new openings, including the framing and finish work that goes with them.
  • Carpentry — framing through finish carpentry, trim and built-ins.
  • Decks – new builds and replacements, including framing and railing.

Commercial

  • Commercial construction — ground-up and renovation work on commercial buildings.
  • Tenant improvements — fitting out a space for a new tenant or a changed use.

Repairs and smaller projects

We take small work. A repair, a single room, a door that needs replacing properly — these are real jobs and we quote them like real jobs. Plenty of contractors will not return the call on work under a certain size. We will.

Where we work

Our work is concentrated in Sedona and the Verde Valley. That means Sedona, Village of Oak Creek, Cottonwood, Clarkdale, Cornville and Camp Verde — the towns we are in most weeks and know best.

We also travel to Prescott, Prescott Valley and Flagstaff for selected projects. That is a genuine offer rather than a wide net: if your project is in one of those areas, call and we will tell you honestly whether it is one we can take on well from here.

Licensed and insured

Kirkwood Builders of Arizona LLC holds Arizona Registrar of Contractors licence ROC #328394, and carries general liability insurance. Certificates are available on request.

Worth knowing the difference, because most contractors say “licensed, bonded and insured” as one phrase: Arizona requires a surety bond as a condition of holding a licence, so every licensed contractor in the state is bonded. It comes with the licence. Liability insurance is not required by the Registrar of Contractors — it’s carried by choice. So the bond tells you a contractor is licensed. The insurance tells you something the licence doesn’t.

How we work

What an estimate involves

We look at the project before we price it. For anything beyond a straightforward repair that means walking the site, understanding what you are actually trying to achieve, and reviewing whatever drawings exist. A number produced without that is a guess, and a guess that comes in low is not a favour to you.

On cost

Custom work does not have a catalogue price, and any contractor who quotes one before seeing the job is telling you something about how they work. What we will do is be specific about what is included, what is excluded, and what is likely to move — so that when something does change you understand why, in advance, rather than finding it on an invoice.

On schedule

Materials, inspections, weather and the pace of subcontractors all affect a build, and none of them are entirely within any contractor’s control. We would rather give you a schedule we can hold to and tell you early when something slips than give you a date you want to hear.

Common questions

Is there a minimum project size?

No. We take repairs and small single-room projects as well as full custom homes.

Do you build outside Sedona?

Yes. Most of our work is in Sedona and the Verde Valley — Village of Oak Creek, Cottonwood, Clarkdale, Cornville and Camp Verde. We travel to Prescott, Prescott Valley and Flagstaff for selected projects.

Do you do commercial work as well as residential?

Yes. We handle commercial construction and tenant improvements alongside our residential work.

Are you licensed and insured?

How long have you been building here?

Our founder, Steve Adams, has been a contractor in the Sedona area since 1983. The company has operated under more than one name in that time, always under his direction.

Will you work with my architect or my own plans?

Yes. We build from client-supplied plans and work alongside architects and designers already engaged on a project.
